Magnus Capital – South End Renovation

This 41,790 sf adaptive reuse project is located in popular South End just outside of uptown Charlotte. This building was previously a janitorial chemical factory and warehouse making the finished project a completely renovated interior shell space, including a new elevated composite slab on metal deck, for future tenant upfit. New storefront, masonry rework, roofing, parking lots and landscaping were included as part of the shell space renovation.

Freedom House Southend Campus was a complete renovation of a 12,500 sf industrial mill built in 1945. Located between South Boulevard and South Tryon Street, the campus features a 400 seat auditorium, several kid and student classrooms, mezzanine area, as well as a cafe/coffee bar, and bookstore. Scope also included a completely new mechanical, electrical, plumbing infrastructure.

White Labs

The White Labs Asheville project was a Construction Management at Risk project that combined a complete interior demolition and historic renovation of an existing two-story, 27,000 sf historical building with a new  6,200 sf two-story addition. The majority of the existing first-floor space was converted to a large class 100,000 sf (IS0 8) Clean Room for Yeast Production, Yeast Concentration and Bacteria/Micro Labs. The existing second floor was converted to offices and cold storage and materials management. The new addition included a new full-service commercial kitchen, restaurant and tasting room, as well as a Community teaching lab.

The renovation included the removal/replacement of the entire existing slab on grade, cutting/reinforcing the elevated slab for a new stairwell and hydraulic elevator and complete replacement of MEP systems. The addition was a steel-framed structure with elevated reinforced lightweight concrete slabs on metal decking. The building envelope consists of TPO membrane roofing, brick masonry veneer, storefront metal panels, and exterior gypsum plaster with frye-reglet reveals.

Site improvements encompassed a new parking lot, relocation of existing utilities, a new mechanical building, custom stamped concrete paving and an extension/repair of an existing retaining wall.

Beaumont Mill

Beaumont Mills

Originally built in 1890 and shuttered in 1997, Beaumont Mills is a 185,000 sf structure located in Spartanburg, SC. The project included a renovation of the historic building, which included a core and shell renovation and a tenant improvement project for the Spartanburg Regional Healthcare System’s administrative offices, along with associated site work, improvements and landscaping. Special care was taken to preserve historical elements of the building.
